We have established the following policies in order to provide you with the finest possible setting for your personal or business retreat.
MINIMUM STAY:
A two night minimum stay is required however during our low season we may accept a one night stay.
Please call or email us to check if a one night stay will be possible as our online booking system isn't able to process one night booking requests.
CHECK-IN / CHECK-OUT:
Check-in is between 4 PM and 8 PM. Check-out is at 11 AM. Advanced notice of late check-in is required and late check-out may be accommodated with an additional $30 charge. No check-ins are accepted after 10 PM unless prior arrangements have been made with the Innkeepers. All room fees are subject to 8% New York State Sales Tax and 4% Steuben County Lodging Tax. We reserve the right to change room assignments when necessary, provided that the new room assignment is equal to, or an upgrade from the original room requested.
DEPOSITS:
A 50% deposit of the total reserved stay, including tax, will be required in order for you to guarantee your reservation. Once we have your deposit, your reservation will be confirmed to you by email and your booking becomes guaranteed. The Black Sheep Inn accepts Visa, Mastercard, American Express, Discovery, and cash.
CANCELLATIONS, REFUNDS AND CHARGES:
Please note that we do not refund deposits paid.
If you need to POSTPONE your stay you should contact us as soon as possible quoting your booking reference number. We will then write to you confirming;
Guests who simply do not arrive for any reason without giving us any notice may forfeit their entire booking cost at our discretion.
In the rare event that we may need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is therefore limited to refunding any payments that you've already made to us.

MISCELLANEOUS:
The Inn is not responsible for the loss of any valuables.
The Inn and the grounds in which it sits are a STRICTLY SMOKE FREE ENVIRONMENT. Smoking within the Inn is considered as damage, and therefore a cleaning fee of $250 will be assessed. No candles or incense are permitted anywhere in the Inn please.
We ask that you limit your consumption of food within the guest rooms. However we are pleased to offer plates, flatware, napkins and more, for your use and enjoyment in any one of our many common spaces, both indoors and out. We would appreciate your assistance in maintaining the integrity of the Inn so that you and our other guests may enjoy the best that we have to offer. Any damages to the Inn are the responsibility of the guests involved, and will be assessed accordingly.
Room rates are for double occupancy. Any additional guests in a room are subject to an additional charge of $50 per person, per night plus associated taxes. Please note that not all of our rooms are able to accommodate more than two people so please call before booking to discuss your requirements. As this is a historic property, we regret that we are not able to provide disabled access. We welcome children over 12 years old at the Black Sheep Inn, however, we cannot accommodate pets of any kind within the main house. Contact us to discuss some other potential options for your pet(s).
The Inn, its grounds, and all of our guest services are strictly for the enjoyment of Inn guests and Spa customers. You will need prior approval from the Innkeepers should you wish to invite friends or family to the Inn that are not Inn guests. All social gatherings will need to end no later than 10 PM, or at the Innkeepers discretion.
All policies are subject to change without notice, and we reserve the right to refuse service to anyone.

CONSERVING WATER:
As most of us are not accustomed to changing our bed linens daily at home, we have adopted a similar philosophy here at the Inn. We strive to conserve water by extending the time frame in which we change bed linens from daily to twice weekly (for extended stay). If, for some reason, you would prefer fresh linens every day, we would be happy to accommodate this request for an additional fee. Similarly, we will restock your bathroom with fresh towels upon request but do encourage our guests participation in water conservation by hanging up wet towels to dry for use the next day.
CONSERVING ENERGY:
It is our goal to provide you with the safest and most secure environment possible. You will always find sufficient lighting in all of the common areas, but you can greatly help us to achieve this goal by turning off any lights or fan units before you leave your room for the day.
PLANT-BASED:
The Black Sheep Inn is a plant based establishment. All food and beverages, the complimentary toiletries that we provide and the cleaning products that we use are Vegan.
